There are several common misconceptions about basement waterproofing. When you look into getting your basement waterproofed, there is no cookie-cutter system that works the same for every home, every time.

Exterior waterproofing systems are designed to move the water away from the foundation using perforated tile (pipe) and rock. The perimeter of the home will be excavated, the old tile removed, a new perforated tile is installed, covered with rock and backfilled with soil.

The pipe is connected to a sump pump which then pumps the water out of the basement and away from your home.

As the rain water seeps through the ground, it pulls sediment into the pipe which causes it to clog over time. The only way to unclog the tile is to excavate the perimeter of the home and replace the perforated tile.

Interior waterproofing systems  are water containment systems installed inside the home under the basement floor. The pipe is installed on the footing, out of the mud zone to prevent sediment from settling into the pipe and causing it to clog.

A sump pump is installed to move the water up and out of your home. Interior waterproofing systems are designed to keep the water out of your home permanently. BEWARE – SOME companies are still using older style interior systems that are installed off the footing in the mud zone. 

In some cases there is a fabric around the pipe which in theory is there to stop the pipe from clogging. This is a great concept, however in practice it doesn’t work This fabric “sock” clogs with silt, effectively keeping the water out of the pipe. 

These types of systems do not have service ports. In order to fix a clogged system in this  scenario a complete tear out and reinstallation is required which means the home owner has to deal with the whole process all over again.
